Full Search This search should include all names in the chain of title and should report liens and judgments for all owners, current and past. The names must be run for general liens, such as judgments and federal tax liens, for the full statutory period applicable for the state.In addition, all defects, liens, and encumbrances specifically referred to in the documents revealed in the search must be reported as exceptions, unless properly disposed of.

Vdorite reports all current taxes coming due including tax amount, discount amounts (if applicable), due dates, assessed value, and required payment details, no later than 10 business days prior to each Economic Loss Date (ELD) . A Current Tax Report or CTR mainly reports the current tax status with the other details as shown below.

Limited/Streamline/One Owner/Current Owner Search
A search that goes back to the Full Value Deed and each deed in the chain that was recorded since the FVD must be reviewed to verify that the title passes to the current owner of record.

Two Owner Search A search that goes back to the two FVD and each deed in the chain that was recorded since the FVD must be reviewed to verify that the title passes to the current owner and two owners of record.

Judgment Search
To check if there are any Judgments filed against the borrower, upload the search docs in the file.

Bankruptcy Search
Report if any active bankruptcy filed against the borrower/owner, report with chapter, case #, filing date and other required info will be provided.

Lien Clearance
Verify if there are any closed liens showing on title and request for release/ paid in full letter, request for judgment payoffs.

Commitment Typing
Type the Vesting, conveyance, mortgage, judgments/liens and tax information as per the Abstract report and proof for any typos or mistakes shall be corrected in the final package.

Tax Search (Current Taxes/ Status)
Current Tax data, with the status, base amounts, due dates will be provided.
